WARNING: Avoid PH Luxor 300 and Pacific Hills Developers
Don't be fooled by the glossy marketing and Dubraska's faux kindness. Behind the nice exterior, Pacific Hills is a ruthless, penny-pinching developer that completely neglects their properties once they have your money.
I recently inspected Unit 16C (which they are aggressively trying to sell as an "Owner's Suite"), and the lack of maintenance is shocking as the unit looks distressed like it was repossessed by a bank. If the owners suite isn't well-maintained imagine the construction of the property and the overall building maintenance. My unfiltered photos show filthy floors and walls that need new grout, non-patched repairs, and the same unit contains a rusted, nasty, outdated washer and dryer.
Let's move to the overall building:
• Severe Neglect: The building exterior and patios face walls of heavily peeling, unmaintained paint. It looks completely abandoned.
• Pool & Spa Disasters: The pool tiles are actively coming up and lifting. The very old spa area is musty, neglected, and smells terrible. The pool chairs are completely beat up and old.
• Appalling Interiors: The common "party room" is old, smelly, and features horrible, mismatched, patched paint jobs right outside the windows.
• Ineffective HOA/Administration: The building's repair notices prove they hardly do the bare minimum. They patch up structural eyesores instead of actually fixing them properly.
Pacific Hills is not a developer you want to get into business with. Avoid this building and developer at all costs.

If the owner's suite isn't well-maintained, imagine the state of the property and the overall building upkeep. My unfiltered photos show dirty floors and walls in need of new grout, shoddy repairs, and the unit even contains a rusty, unsightly, and outdated laundry center.
Let's move on to the overall condition of the building:
• Severe Neglect: The exterior of the building and the patios face walls with completely peeling, unmaintained paint. It looks totally abandoned.
• Pool and Spa Disasters: The pool tiles are actively coming loose. The spa area, which is very old, feels damp, neglected, and smells terrible. The pool chairs are completely worn and dilapidated.
• Deplorable Interiors: The common room is old, smells bad, and has horrible, uneven, and poorly matched paint patches right outside the windows.
• Inefficient Management/PH: The building's own repair notices demonstrate that they barely do the bare minimum. They patch up structural imperfections instead of properly fixing them.
Pacific Hills is not a developer you'd want to do business with. Avoid this building and this developer at all costs.
